The Board has been active with several projects this year and would like to update you on them:

 

Sealing the South Parking Lot:

The newly paved parking lot was sealed last spring to keep it properly maintained.  This cost was included in the original paving project.

 

Settlement of Dog Violations:

You may not be aware of this issue, but your Board of Directors has been involved in a series of pet violations by one homeowner for the past several years.  This very time consuming issue finally culminated in legal proceedings and the homeowner has since moved.  

 

Updating the Rules and Regulations:

An effort began in 2007 to update the original Rules and Regulations.  The project has finally reached the stage, after seven versions, to be presented to you, the homeowners for review.  A hearing will be held in the near future for you to relay any comments or concerns to the Board before they make their final vote for approval.

 

Updating the Bylaws:

A revision of our Bylaws has been reviewed by the Board and we are pausing this project until after the Rules and Regulations are approved.  The reason for this is that we feel some Rules or Regulations changes may require adjustments into the Bylaws in order to make both documents consistent.

 

Annual Home Inspections:

The Board has been focused for the past several years on reestablishing our home inspections.  Our goal is to use our management company’s process to perform fair and consistent inspections to ensure that our property values do not decline due to neglected home maintenance or violations of our rules.

 

Spring Community Day:

Last May, we had a successful day of trimming bushes and trees, doing some minor maintenance and planting the flower beds by the drives.  Thanks to everyone for their help and the cookout was appreciated very much. 

 

Tree Pruning:

All of the large trees in front of the units and along the streets were pruned in September.  This was a major project we budgeted for this year at a cost of $5,000.

 

Building Reserve Accounts:

Our reserve accounts are funds set aside for specific maintenance or replacement of our community assets.  We have established a long range plan for capital needs and we are saving funds according to that plan.  For example, the north parking lot will be repaved in 2010 and we will need the funds to cover that project, as well as others in the future.  We currently have about $26,500 in reserves and we will need $36,000 in 2010 for the parking lot.  We are currently doing well tracking to our plan – and if we do not have much snow through December and no insurance claims, we will be able to put an additional $4,500 into reserves.

 

 2009 Budget:

The Board is currently working on the 2009 budget and you will be getting a notice for the annual budget meeting soon.

 

PARKING LOT SAFETY

 

When driving in the community, please keep an extra look out for our youngsters riding their bicycles, skateboards, scooters and  playing ball in the parking areas. There are  blind spots entering and exiting our parking lots where extra caution is needed. Driving    S    L   O    W    is good. Also, please be sure your children are careful, while playing outside, to look out for the numerous cars driving in and out of our neighborhood.

 

PARKING LOT CONSIDERATION

 

Please be considerate of your neighbors by taking up no more than two parking spots in front of your house. For parking more than two vehicles, please use available parking spots between the buildings and on the street.

 

Landscaping and Grounds Report

 

As we strive to be a community with excellent curb appeal, property values, and community atmosphere, please note the following requests:

 

The fronts and backs of our community should always look neat and clean. Nothing is to be stored in the front of our units, behind the bushes, or anywhere within our parking areas or front and rear common areas. This includes but is not limited to:

 

-          Trash Containers

-          Recycle Containers

-          Trash of Any Kind

-          Bags of Dog Waste

-          Cigarette Butts

-          Equipment such as brooms, rakes, ladders, etc.

-          Bikes, Toys, skateboards, tricycles, etc.

-          Hoses should be stored so they are not in plain view.

Within our common areas there is opportunity to improve our community’s appearance. The flowerbeds at the parking lot entrances and the bed of plantings on the west end of the north parking lot have not been maintained as well as they could be. Since it would be costly to hire a contractor to beautify these areas, we are seeking to accomplish this task on a volunteer basis with your help. Please contact Tim Campbell at 443-336-6691 or defiremedic@verizon.net,  if you have ideas for flowerbed design, plant selection, or if you are interested in helping with getting cost estimates of plants purchase, or doing the planting and landscaping for this effort. If several folks step forward soon, it will be possible to make some progress with landscaping improvements this fall.

 

Recently, our lawns were aerated and seeded, please do what you can to nurture the health of our lawns by watering during dry times and not walking on areas where the grass coverage is thin.

 

 

Community Clean Up Day

We are looking to schedule one weekend day in mid October for volunteers within our community to help with sprucing up our grounds. Keep a look out for a notice of this event. County Dumpster (10/6)

 

The county will be providing a dumpster on October 6th and 7th for our community to clean out unwanted items.  Please do not put any toxic substance in the dumpster or any of the following:
