On October 23,
2007, AGS Plumbing performed the inspection
and cleanout of our sewer mains and we had pretty good results for never having
the mains cleaned since the community was constructed.
On the South
Side:
- the mains were pretty clean and the pipes
are teracotta and in good shape.
- one manhole cover was found to be under the
back and side fences (and a tree) of units 509 and 511.
- the manhole cover by 529 was not found
because the camera line was not long enough since the manhole by unit 511 was
not accessible.
On the North
Side:
- the mains contained much more grease (more
in the lower numbered units) and are PVC pipe and in good shape.
- the manhole cover between units 506 and 508
is under the side fence and not accessible.
From these
results, the following recommendations were made:
1) The north main
should be cleaned next year to be sure that it is not accumulating grease
2) The south main
can be put onto a 3 year cleaning cycle
3) Homeowners
should be reminded not to put grease down the drains or other items that might
clog the system
4) Units 500, 502,
504, 506 amd 508 should be advised to have their lines to the main cleaned to
be sure that the grease has not built up in their lateral lines.
The cost of this project was $4,650, which was spent
from the community’s reserve funds.
